HOA and commercial

Grass 'n' Gardens takes care of HOA common areas and business properties in Richfield and nearby towns. One crew, one plan for the year, and one person to text.

  • Insured
  • Month-by-month calendar
  • 5 checks before we drive

Two people have to say yes. We plan for both.

For the property manager

No calls from residents

  • The crew shows up on the day we said. Rain day? You get a text with the new day.
  • Paperwork on time. Insurance papers come with the bid, not a week later.
  • One person to text: Harrison. He texts back from his own phone.
  • A resident has a problem? Send it to us. We go look and text you a photo.
For the board

A choice you can stand behind

  • The entrance gets extra care. It's what every neighbor sees every day.
  • One price for the year, split into the same bill each month.
  • A written list of what's included and what isn't. No surprises in July.
  • Harrison comes to your board meeting and answers questions in person.

What's in our bid

More than a number on one page.

  1. What we do, service by serviceHow often we mow, trim, mulch and clean up. Written plainly enough that nobody argues about it later.
  2. What's not includedSpelled out, so the board knows the line before day one.
  3. A month-by-month calendarWhat happens in April, in July, in November. One page you can hand the residents.
  4. One price for the yearThe yearly total and the monthly bill.
  5. Add-ons, priced up frontThings like new plants at the entrance, so the board can pick them when the budget allows.
  6. Insurance papers and photos of your propertyProof of insurance, a W-9, and photos from our walk of your grounds.

Our previous landscaper cancelled on us for the season at the very last minute and Harrison and his crew stepped up! They have proven to be very dependable and reliable in providing a high quality mowing service. Highly recommend!

Is Grass 'n' Gardens insured for commercial work?

Yes. Grass 'n' Gardens is insured. Proof of insurance comes with every bid, and we can add your HOA or management company to it.

When should our HOA ask for bids?

Most HOA boards set next year's budget in the fall. Ask for bids in September through November so the new plan can start in spring.

What do you need from us to bid?

A map or list of the areas the HOA takes care of, and a time to walk the property. We price only the common areas, and we put that line in writing.

Will you come to our board meeting?

Yes. Harrison comes to the meeting, shows photos from the walk, and answers questions.

How does billing work?

One price for the year, split into the same bill every month. Add-ons are priced in the bid, so nothing new shows up on a bill without a yes first.

Getting bidsfor 2027?

Send the property address and the best time to walk it. Harrison walks it with you and sends the full bid.
